Stages of Ordering Commercial Building Designs and Other Buildings

Consultation Stages

Once the client provides complete design plan information, including land size, list of building and space requirements, and additional services desired, we will begin the bidding process. The client has the option to send all the required data via email or meet directly at our office by making an appointment first.

Once we receive the information, we will send a cost proposal that is adjusted to the level of project difficulty, estimated building area, completeness of drawings, and additional services desired by the client. This cost proposal will include details of what is and is not included in the cost, stages and payment methods, and other special agreements that may be relevant. With transparency in the submission, we hope that this process can run smoothly and the client is satisfied with the services we offer.

Payment Stages

If the client has agreed to the proposed fee, the next step is to make the first payment of 30% of the total design fee via transfer. This payment is used for various purposes, including site surveys and assessments needed to understand local conditions. In addition, these funds will also be used for consultation services and spatial planning, where we help clients design areas according to their vision.

Consultation services related to style and ornaments are also included, to provide the desired aesthetic touch. No less important, this fee includes the creation of a concept masterplan, suitable for various types of projects such as residential, housing complexes, shopping centers, villas, or resorts. Finally, we also provide concept creation services for each building unit, ensuring that each element is carefully designed and in accordance with the client's needs.

In the second stage of payment, the client is required to make a payment of 50% of the total design fee. This payment includes the service of creating a 3D building model, which will provide a more detailed visual depiction of the designed structure. In addition, it also includes the creation of a 3D exterior rendering, which will display the exterior of the building in a realistic format.

With this payment, the project can proceed to the next phase, where the design team can utilize the latest technology to produce attractive and accurate visuals. This is an important step in maintaining a smooth design process and ensuring that all parties have the same understanding of the expected end result. The client is expected to complete the payment on time so that the project can run according to the agreed schedule.

In the third stage of payment, the client makes a full payment of 20% of the total design cost. This payment includes the creation of 3D visual rendering images of the interior for each room, as well as final 3D rendering images for the exterior and interior in certain spots. In addition, it also includes the creation of working drawings and an architectural Budget Plan (RAB).

After all agreed files, such as A3 print-outs of technical drawings and flash disks containing soft copies, are received by the client, the design stage will be declared complete. Thus, the client can immediately proceed to the tender process or choose a contractor according to their needs. The payment process and sending of these files are an important part of ensuring the smooth running of the project and client satisfaction.

Completeness of Commercial Building Design Drawings and Other Buildings

The completeness of the construction drawings can be divided into three stages. The first stage involves the 2D floor plan concept which is the foundation of the design.

In the second stage, the concept is transformed into a 3D image that provides a more realistic picture.

Then, in the third stage, there is a smooth visual rendering image or final visual. For areas 0-500 sqm, clients will receive three smooth rendering views, consisting of two exterior views and one interior view. While for areas 501-1000 sqm, clients will get five smooth rendering views, with three exterior views and two interior views.

In addition, this project is equipped with a building Budget Plan (RAB), architectural technical drawings, structures, and electrical and plumbing systems. As a bonus, there will be a 3D video for the exterior and interior after all the drawings are completed.

Completeness of Technical Drawings for Commercial Building Design and Other Buildings

Architectural technical drawings are comprehensive visual representations of a building, including various important elements such as ground floor plans, first floor plans, and second floor plans, as well as roof plans. Each view, namely the front, right side, left side, and rear views, provides a comprehensive picture of the building's form and aesthetics. Sections such as A - A, B - B, C - C, and D - D help show interior and structural details.

In addition, door and window frame plans for each floor ensure that light and air circulation are well planned. Ceiling plans for each floor and floor patterns provide further information about the interior design, while bathroom plans present comfortable room functions. All these elements come together to create accurate and informative technical drawings in architectural planning and construction.

In the technical drawings of the structure provided, there are various plans and important details that describe the elements of the building construction. The footing and borepile foundation plans show a solid base, while the river stone foundation plan provides an alternative using local materials. The details of the columns and beams on the ground floor to the second floor reflect the strength of the vertical and horizontal structure. In addition, the floor slab reinforcement plan at each level shows careful planning to ensure safety.

The x and y grid portals illustrate the arrangement of the Structure, while the reinforcement details for the columns and tie beams illustrate efforts to increase the bearing capacity. The IWF steel structure on the roof is also integrated, although the light steel part will be provided by the vendor. This image reflects the overall efficient and integrated system to achieve the stability and durability of the building.

Electrical and plumbing technical drawings are important documents in designing a building. This document includes detailed electrical plans for each floor, including light points and switches on the ground floor, first floor, and second floor. In addition, there are also plans for electrical outlets and air conditioners on each floor, as well as plans for the roof area.

The installation of a lightning protection system is also detailed in this document, with clear plans and details to ensure building safety. On the plumbing side, clean water and hot water installation plans are prepared for the ground floor, first floor, second floor, to the roof plan, ensuring adequate water supply. All of these elements are interrelated and very important for the smooth operation and safety of the building's function.

In this project, there are several items that are not included in the scope of services we offer and will be directed to third-party services. First, land investigation or survey services that include measuring, sondir, boring, and land geoelectricity.

Second, the creation and management of IMB or PBG drawings are also not part of our services.

In addition, detailed interior design that is not done in the design package we provide is also included in this category. Finally, feng shui or hong shui consultation services are not included in our offer and need to be managed by a specialist service provider. Be sure to contact the right party for these needs.
