Stages of Ordering Home Design

Consultation Stages

At the consultation stage, the client is asked to provide the data needed to start the design process. The data required includes the location of the land, the size of the land, the preferred style of the house, the planned construction budget, and details of the space requirements. This information is very important so that the architectural team can better understand the client's tastes and needs.

After receiving all this information, the architectural team will prepare a floor plan sketch and provide an appropriate design cost quote, based on the estimated building area required. This process aims to ensure that the final result will meet the client's expectations in terms of both function and aesthetics, while still considering the specified budget.

Payment Stages

In the first stage of payment, the client is required to make a payment of 30% of the total agreed design cost for the creation of a floor plan. The floor plan is a very crucial element in a building design, because it will be the main reference in creating a 3D model and subsequent technical drawings.

During this stage, the client is allowed to make revisions to the floor plan without limitation, so that the desired results can be achieved. Once the floor plan concept is approved, the project will proceed to the second stage, namely the creation of a more detailed 3D model, which will represent the design visually. This process is very important to ensure that every aspect of the design is in accordance with the client's expectations before moving on to the next stage.

In the second stage of payment, the client makes a payment of 50% of the total design fee. This payment includes the creation of a three-dimensional (3D) model drawing that serves to determine the height, shape, and style of the building. In addition, the client will also receive a rough 3D exterior rendering image, which although not final, will provide a visual representation of 10 to 30 angles of the building.

These images are very important in spatial planning, because 3D technology allows clients who are not experienced in the technical aspects of buildings to get a better understanding of the appearance of both the exterior and interior of the building. Thus, the planning process becomes clearer and more effective.

In the third payment stage, the client makes a full payment of 20% of the total design cost for the creation of various important documents. This work includes fine visual rendering images for the exterior and interior, as well as working drawings or technical drawings required by the implementation team, contractor, or builder.

The documents provided include architectural technical drawings, structural technical drawings such as foundations and reinforcement, as well as electrical and plumbing technical drawings. After all the final files are prepared, the client will receive an A3 printout of the technical drawings and a flash disk containing a softcopy of the agreed files. It is important to note that at this stage no more revisions will be accepted. If all files in accordance with the offer have been received by the client, then the process can proceed to the next stage.

Completeness of House Design Drawings

The completeness of the house design drawing consists of three important stages that support the planning and visualization process. In the first stage, a two dimensional (2D) floor plan concept is prepared to provide a basic overview of the layout.

Then, the second stage presents a more detailed three-dimensional (3D) image, allowing clients to see the dimensions of the space more realistically.

In the third stage, a fine visual rendering image (final visual) is obtained, according to the size of the building: for small and medium buildings (0-500 sqm) get three render views, large buildings (501-1000 sqm) five views, and for extra large buildings (>1000 m2) get eight views. In addition, the completeness also includes the building RAB, architectural technical drawings, structures, and electrical plumbing, and bonus 3D exterior and interior videos that will be sent after the drawing is complete.

Architectural technical drawings are comprehensive visual representations of a building, including various important elements such as ground floor plans, first floor plans, and second floor plans, as well as roof plans. Each view, namely the front, right side, left side, and rear views, provides a comprehensive picture of the building's form and aesthetics. Sections such as A - A, B - B, C - C, and D - D help show interior and structural details.

The installation of a lightning protection system is also detailed in this document, with clear plans and details to ensure building safety. On the plumbing side, clean water and hot water installation plans are prepared for the ground floor, first floor, second floor, to the roof plan, ensuring adequate water supply. All of these elements are interrelated and very important for the smooth operation and safety of the building's function.

In a construction project, there are several items that are not included and are directed to third-party services. First, land investigation or surveyor services that include measuring, sondir, boring, and geoelectric land need to be handled by specialist professionals.

Detailed interior design can be ignored unless it refers to a predetermined design package.
